Initial Consultation

We invite all our clients for an informal consultation with one of our Mortgage and Protection Specialists. Our experienced team are happy to meet you in person, for a chat over the phone, or via video call – whatever is easiest for you. There’s no obligation and no initial charge. It’s just a relaxed discussion that allows us to get to know one another, and build a clear picture of your targets and ambitions. We’ll assess your mortgage feasibility and talk you through the application process, as well as our services and any associated fees.

 

Research

Once we’ve understood your goals, it’s time for us to get to work. We’ll research the latest mortgage deals, assess them in accordance with your specific requirements, and narrow down the appropriate lenders. The team will talk you through your potential deals and repayment methods, and present their recommendations to help you move things forward. Our approach to contractor mortgages is a completely collaborative one.

 

Application

When you’re happy with what’s on offer, it’s time to get your contractor mortgage – or re-mortgage – application moving. This is where it gets exciting. We can arrange your agreement in principle and seek a formal quotation from your chosen lender. This involves a ‘soft’ credit search and a ‘mini-application’. So, it helps that we know which lenders to approach as per your circumstances. If successful – and subject to underwriting – you’ll have a shiny new agreement in principle as evidence that you’re in a position to proceed!

Completition

When you’re ready to move, we’ll take care of all the formalities for you. Once your mortgage application is good to go, the lender will conduct their final checks. This could include things like surveys and valuations. They’ll then present you with a formal mortgage offer. After your solicitor has completed their legal checks, and arranged the exchange of contracts and the formal completion, you’ll finally get your hands on the keys to that dream home or buy-to-let property!

About Sharon
Having joined the Danbro family in April 2020, Sharon is an experienced member of team DFP. Sharon is a qualified mortgage professional with 25 years’ worth of experience in the industry, so she brings a wealth of knowledge to her role as our Mortgage & Protection Specialist.
 

‘Complex cases’ are her norm, Sharon says, and she specialises in helping secure mortgages, re-mortgages and second charge loans for: contractors, first-time buyers, self-employed workers, and people with adverse credit histories or unusual incomes.

Schooled in Preston, which remains her home town, Sharon’s main responsibility is liaising with clients to understand their needs and provide expert advice on suitable mortgage and protection arrangements, depending on their circumstances.

Although she’s extremely passionate about her career, and her clients, Sharon has a busy home life too. Her youngest son, Ethan, is a promising footballer, while elder son, Jacob, is a musician. Sharon is also well on the way to achieving a black belt in self-defence karate!

Sharon’s Favourite:

City: Preston, after all, it’s my home town!

Film: This changes on a weekly basis, but Gladiator is the one I go back to most often.

Food: Steak in Roquefort Sauce with a nice glass of wine: Simple.

Sport: I’m a Football Mum to my youngest son and I’m also a big Liverpool fan.

Pastime: Music is my main passion, I love all different types and was previously a musician myself. Other than that it’s watching football and watching films.

About Susan

Susan Simpson is one of our Mortgage and Protection Specialists. She previously worked as a Mortgage Advisor for an estate agency, which allowed her to develop an excellent understanding of all sides of the property market.

Susan has a breadth of knowledge and is particularly adept at supporting homeowners who are looking to refinance, and helping first-time buyers secure the keys to their new home.

Away from work, Susan is a keen swimmer and cyclist – you can often find her cycling along Preston’s famous Guild Wheel – and is also partial to the odd spa day. But most of all, she enjoys socialising with friends and spending time with her family.

Susan’s Favourite:

City: Vancouver – I spent time travelling round North America in my younger days.

Film: Pearl Harbour. It has to be… I do like a good cry!

Food: Burgers. I am partial to a burger, hence the reason for having to burn calories in the gym!

Sport: Cycling, but I also spend a lot of my free time either swimming or spinning!

Pastime: Spending time with my friends & family.
